What is a legal bedroom in the basement?


Non Conforming Basement Bedrooms...What is the current code?
Current building codes require bedroom windows to have sills no higher than 44 inches above the floor. Additionally, window openings must be at least 5.7 square feet, with neither the height nor the width being less than 24 inches. Some basement windows can be upgraded to current standards by constructing window wells at the exterior of the building. These are excavated areas that are lined with concrete or masonry and provided with a means of water drainage. Windows with lower sills could then be installed, enabling emergency escape by occupants. A person could simply crawl out into the window well and then up to the exterior ground level. Disclosing this option to buyers would further limit liability in the event of a future fire. ...

NAR, HUD partner to help more consumers become homeowners

The National Association of REALTORS (NAR) and the U.S. Department of Housing and Urban Development (HUD) have announced a joint consumer education initiative highlighted by a new brochure, "FHA Improvements Benefit You: FHA Insured Mortgages." The brochure is the third in NAR's Shopping for a Mortgage? consumer education brochure series, and the first in partnership with HUD.

The new brochure describes recent improvements to the FHA mortgage application process and efforts to make the program more user-friendly. These include:

* Eliminating the gift restriction on down payments. Now a buyer's entire down payment can be a gift from a family member, employer, charity or local government entity.

* Allowing the seller to contribute as much as six percent of the home's price toward closing costs. This helps buyers who may have limited cash on hand to complete the purchase.

* Giving buyers who don't have a credit history the opportunity for home ownership. An applicant cannot be turned down for an FHA-insured mortgage based solely on lack of credit history.
